Heating Maintenance

Precision Tune-Up & Safety

Billed annually or billed monthly on the 15th of each month ​​   **Each Additional Unit must be added (is not included)** ​​ What we do during your visit: (Furnace or Boiler) ​ Heat Exchanger Inspection: We use cameras to check for cracks to prevent carbon monoxide leaks. ​ Safety Controls Test: We verify all limit switches and safety shut-offs are working to protect your family. ​ Burner Assembly Cleaning: We remove soot and debris for a cleaner, more efficient burn. ​ Draft & Flue Analysis: Ensuring dangerous exhaust gases are venting outside properly.

Cooling Maintenance

Billed annually or billed monthly on the 15th of each month. ​ **Each Additional Unit must be added (is not included)**   What we do during your visit:​​ ​​ Electrical Torque & Test: We tighten loose connections and test critical components (capacitors, compressors, and contactors) to prevent mid-summer failures. ​ Drain Line Flush: We clear the condensate line—and pump, when accessible—to prevent water backups and costly ceiling damage. ​ Refrigerant Level Check: We check your refrigerant levels to ensure peak performance and lower energy bills. Safety Switch Verification: We test all pressure and drain safety controls to give you total peace of mind. Condenser Cleaning: We remove dirt, leaves, and debris from the outdoor unit to ensure optimal airflow and protect the system from overheating.

Mini-Split Maintenance

Deep Clean & Sanitize

billed annually or billed monthly on the 15th of each month   **Covers the first indoor/outdoor unit of the home. Each Additional Unit must be added (is not included)** ​ What we do during your visit: ​ Blower Wheel Deep Clean: We remove the buildup of mold and mildew from the fan wheel (the #1 cause of bad smells). ​​ Filter Wash & Sanitize: We clean the reusable mesh filters to restore proper airflow.​​ Comprehensive Operations Check: We test all electrical connections, sensors, and heating/cooling modes to ensure flawless performance. Condensate Drain Flush: We clear the indoor drain pan and line to prevent clogs, leaks, and potential water damage. Outdoor Unit Inspection: We clear debris from the outdoor condenser to ensure optimal heat transfer and protect the compressor.

Water Heating Protection

Tank Water Heater Maintenance Best for: Standard gas or electric storage tank water heaters. Procedure: We perform a comprehensive annual safety inspection and full system flush during your scheduled visit. We thoroughly check all water and gas connections for leaks, test the temperature and pressure relief valves for proper operation, and clear internal sediment buildup to ensure optimal heating efficiency and prevent premature tank failure. ​​​ Tankless Water Heater Maintenance Best for: High-efficiency on-demand systems (such as Navien, Rinnai, and similar brands). Procedure: We perform the manufacturer-mandated annual system flush to completely remove internal scale and mineral deposits. We also clean the inlet water filter, verify proper water flow rates, and meticulously inspect the exhaust venting to ensure safe and efficient continuous operation.

Indoor Air Quality

Media Filter Replacement ​ We perform one annual filter change to protect your system's airflow and keep it running smoothly. We can provide the replacement filter for an extra fee, or we can install one that you provide. ​ ​ Electronic Air Cleaner (2 Visits/Year) ​ We wash the pre-filters, scrub the charging grids, and clean the collection cells every Spring and Fall to ensure your system consistently traps dust and allergens. ​ ​ Air Scrubber Maintenance ​ We inspect the internal honeycomb matrix and verify the UV bulb is active so your system keeps neutralizing indoor pollutants. (Replacement UV bulbs are an additional charge). ​ ​ "Filter Supply" Program (1" Pleated) ​ We take the guesswork out of filter shopping by delivering a year's supply of the correct 1-inch pleated filters straight to your door.

Humidity & Safety

Whole-Home Humidifier Service ​ Standard Humidifier: We clear the drain line, check for leaks, test operation, adjust settings, and explain system usage. We can supply a replacement humidifier panel pad for an extra charge, or we can install one you provide. ​ Steam Humidifier: We drain the system, check the drain line, perform a leak search, test operation, adjust settings, and explain usage. We can supply a replacement steam canister for an extra charge, or we can install one you provide. ​ Dryer Vent Cleaning ​ We clean the vent line and lint trap to remove dangerous buildup for safe, efficient operation.

About our Preventative Maintenance Program

Q: If I sign up today, when can I schedule my first visit? A: Once you join the club, you are in our system. You can book your first appointment immediately as long as it is still within the time frame of our maintenance seasons. Alternatively, we will reach out to you to get you on the schedule for the upcoming season. Q: I have two AC units. Do I need two plans? A: Yes. Our base plans cover one unit (e.g., one furnace or one condenser). Since additional units require extra time and materials to service, they must be added to your plan as an "Additional Unit" for a reduced rate. Q: Does the plan cover the cost of repairs? A: The plan covers the maintenance (labor and cleaning) listed in your checklist. If we find a broken part during the visit, you will receive a quote for the repair with your exclusive 10% Member Discount applied automatically. Q: Can I pay monthly? A: Absolutely. We offer a convenient monthly billing option charged to your credit card on the 15th of each month. This splits the cost into small, manageable payments so you don't have a large bill all at once. Q: Can I cancel my membership? A: Yes. If you are paying monthly, you can cancel at any time after the first 12 months. If you paid annually, we will fulfill your remaining visits or offer a pro-rated refund if applicable.
